A film production studio campus and new media institute is envisioned as an Affinity Space for visual entertainment and learning on a fifteen-acre site.

The complex will have eight soundstages, support facilities for pre- and post- production, a large fx sphere, and a school for cross-media productions and presentations. It will accommodate both small and large productions for feature film, television, multi-media, games, and new media productions. There will be a total of 825,000 square feet of development; 1,700 parking spaces for cars and production vehicles. Additional facilities will include a rooftop outdoor theater, rooftop bungalows, screening rooms, post-production offices, two restaurants and two cafes, a boutique hotel, and a new media creation and worldbuilding institute to teach the next generation all aspects of filmmaking, game design and location-based entertainment venues, technology innovation, and cross-genre music. There will also be eight strategically located creative commons for informal meetings and knowledge sharing; expectantly, places where strangers will become friends.
