This study is for a 21-unit complex on an urban site, surrounded by low to mid-rise housing. Tilt-up and pre-cast concrete is normally used for industrial applications because of its efficiencies in scale and installation. Its potential for smaller scale multi-residential application is tested here.
The site is dimensionally modulated by the construction logic
balanced with the objective of space size and proportions, inside-outside living, privacy and flow. Privacy and openness are the
lessons learned from R.M. Schindler’s house and his Falk Apartments,
both in Los Angeles. Being in solitude and living periodically
in community are key factors to unit and site planning.
All of the units are conceived as single volumes that are subdivided
by less than full height cores and walls. The cubic volume
for each unit incorporates the adjacent exterior gardens. The entire site is landscaped for recreational use, and the 21 units are sized from 850-1000 square feet to be used as live-work space.
